Hotel conceived from an integral approach that maximizes profitability for the client, is structured in a set of 48 apartment-style rooms, distributed in four independent volumes of Ground Floor + First Floor. The organization in separate volumes allows a flexible segmentation of the hotel according to seasonal occupancy, while creating a volumetry that harmonizes with the environment, offering a more domestic and cozy scale.

Each of the four blocks of rooms is arranged around a central landscaped courtyard, ensuring that all rooms enjoy natural lighting and ventilation, either towards the street or towards this interior green space. This landscaped courtyard not only increases the permeability of the terrain, but also fosters the guests’ connection with nature, integrating biophilic elements that enrich the stay experience. The blocks are connected to each other and to the common areas through an exterior walkway on both floors, which acts as a privacy filter between the central garden and the common garden located next to the main entrance, where the swimming pool and solarium are located.

A fifth volume houses the reception hall and essential service areas, such as the waste storage area, common-use laundry and a multipurpose room, optimizing the functionality and daily operation of the hotel. Circulation has been carefully studied to separate user and service routes, ensuring efficient and discreet functioning of internal operations.

The modular design of the room volumes allows for future adaptations, such as the conversion of an apartment block into conventional rooms or even the expansion of the hotel on adjoining plots, while maintaining the same architectural solution. In addition, modularity facilitates industrialized construction, reducing execution times and speeding up the start-up of the business, a key advantage in terms of profitability.

To address the risk of flooding, the rooms are elevated off the ground, a strategy that also contributes to the privacy of the units facing the street. All apartments include a small kitchenette and a private terrace, responding to the demand for longer stays and greater autonomy.
